Property & conveyancing

The risk is in the contract, not the price.

By the time most people ring a solicitor they have already signed. It is usually fine. When it is not, it is expensive, and almost always something that would have taken ten minutes to spot.

What we check

  • Title, and whether what is on it matches what you were shown
  • Easements, covenants and anything registered against the land
  • The vendor statement, and what has been left out of it
  • Owners corporation records, fees and any special levies coming
  • Planning overlays, which matter more out here than people expect
  • What is actually included, in writing, down to the shed

Rural sales

Water rights, bores, dams, stock access, fencing agreements and carryover licences all sit outside the standard contract and all of them cause arguments later. We deal with enough of them to know what to look for.

If you are at an auction this weekend, send us the contract on Thursday. There is no cooling off at auction.

What it costs

Conveyancing is a fixed fee, quoted before we start, and it does not change because the matter turned out to be fiddly. The figures are on the fees page.
